St. Charles Market is a residential condo development by Modbox and Linebox Studio involving the restoration and adaptive reuse of a 1908 church in Ottawa. For the pre-construction sales phase, a VR experience was developed to let potential buyers visualize and customize their future homes.
An Interactive Design Tool
Using Unreal Engine, a real-time VR walkthrough of the condo interiors was created. The key feature was an interactive ‘magic wand’ that allowed users to point at surfaces like floors, cabinets, and countertops to instantly cycle through different material and finish options.

This interactivity enabled prospective buyers to make and confirm material selections in real-time within the virtual space. The experience functioned as a design tool for pre-construction customization, moving beyond a simple architectural fly-through.
